SITUATION The Stratford Greenway is a 5 mile disused railway line which Warwickshire County Council in partnership with Sustrans has transformed into traffic free walking and cycle route. Starting at the Severn Meadows Car Park on the West side of Stratford town and heading out along the river. The Greenway travels along the River Avon and Stratford Racecourse towards the nearby villages of Long Marston and Welford on Avon. This route is part of Sustrans National Cycle Network Route5 and halfway along the route is the Milcote Picnic Area along with a refurbished railway carriage café. The Carriages 5344 Cafe is ideally placed either as a stopping point to obtain refreshment or as a starting point for your journey. Cycle hire can be arranged locally from Stratford Bike Hire either start your journey or stop on route!
DESCRIPTION There are two railway carriages at separate locations along the Greenway. Each has been converted to be used as a café with a kitchen and seating area. Both have mains electricity, water and sanitation hook ups. There is disabled access via a ramp. An inventory of the various items to be included in the sale are available from the Agents. The carriages were re-fitted in 2004.
BUSINESS The two railway carriages are owned by the vendor and a valuation of these two carriages is available. The carriages sit on land owned by Warwickshire County Council and the vendors currently have two separate leases. Both are for 5 years from 18th March 2019 at a rent of £2,000 per annum (Milcote Picnic Area) and £3,000 per annum (Severn Meadows). Both leases are excluded from the Landlord and Tenant Act. It is envisaged that the Council will offer a new lease to the purchaser on similar terms. We understand that the stairs and ramps to both carriages are being updated/replaced by the Landlords.
TURNOVER The café at Milcote has been established for 16 years and 10 years at Severn Meadows. The vendors currently only open at weekends and Bank Holidays from 10am to 4pm. There is therefore great scope to substantially improve turnover by opening on a more regular basis, together with evenings in the Summer months. We understand turnover is approximately £50,000 per annum and we are waiting for further financial information which we will then forward to interested parties.
